Two-Phase Repair

GM HILL was selected as Program Manager to lead the design team, consisting of architects and engineers, and to provide structural engineering services for the repairs and renovations to an existing administration and classroom building, circa 1956.

The project was performed in two phases. The first phase consisted of performing site and facility investigations, which included geotechnical surveys, preliminary design, programming, schedule development, value engineering and cost estimating associated with cracking in existing load bearing walls that had undergone extensive foundation settlement.

The second phase included design and detail repairs for two existing buildings. The design consisted of stabilizing existing foundations utilizing helical piles installed beneath the existing foundations; demolishing the existing exterior walls and designing new exterior walls; and installing new electrical wiring, sprinkler systems, and data communication systems.  The objective of the project was to rehabilitate the existing buildings in the most efficient, timely and cost-sensitive manner; while also designing a new foundation system based on the existing building constraints.
